Green bonds not only support environmental projects but also help the real estate market achieve two important goals: improving building energy efficiency and promoting low-carbon construction. Modern green buildings require not only the use of eco-friendly materials and technologies during construction but also a reduction in energy consumption throughout the building's operation. As a result, the real estate market is widely adopting IoT technology and data analytics to manage energy usage, helping developers and property owners optimize building performance and achieve resource efficiency. As global concern over climate change grows, green bonds will play an increasingly important role in various sectors, such as promoting renewable energy technologies, advancing clean transportation, and enhancing pollution control. These initiatives will further drive the real estate market toward low-carbon, sustainable development, creating more opportunities for investors.

       The real estate market, as a significant energy consumer and carbon emitter, faces both challenges and opportunities in the energy transition. As the transition progresses, developers and investors are focusing more on how to achieve low-carbon, energy-efficient buildings while ensuring long-term sustainability. This is not only a matter of environmental protection but also a reflection of market competitiveness. Current global trends indicate that data-driven real estate management has become key to improving energy efficiency, providing market participants with more transparency and accurate decision-making tools. To achieve sustainability goals, many countries are adopting zero-carbon building policies. For instance, Taiwan's Ministry of the Interior plans to achieve net-zero buildings by 2050, initially by improving building energy efficiency by 50%, with the remainder relying on zero-carbon renewable energy, thereby reducing CO2 emissions from 3 million tons in 2020 to 0.5 million tons. This policy requires developers to adopt innovative eco-friendly technologies and renewable energy throughout the design, construction, and operation phases, gradually phasing out traditional high-carbon energy sources.

Taiwan leads the green building field internationally, being the first in Asia and the fourth globally to implement a scientifically quantified evaluation system. Taiwan's Smart Green Building Evaluation System includes nine indicators: biodiversity, greening, site water retention, daily energy savings, CO2 equivalent reduction, waste reduction, indoor environment, water resources, and wastewater/garbage improvement. Under the daily energy savings indicator, the energy transition is the core driver of sustainability in the real estate market. With growing emphasis from both government and enterprises on building energy efficiency, low-carbon and zero-emission development has become a global trend in real estate. The expanded use of green investment funds further reflects global attention to environmental protection. These funds are widely used for renewable energy development, energy efficiency improvements, pollution control, and biodiversity protection.

       In the real estate sector, most of these funds are directed toward improving building energy efficiency and promoting low-carbon construction. Data shows that 45% of green investment funds are allocated to renewable energy and energy technology development, primarily supporting the application of renewable energy technologies such as solar and wind power, which are already widely used in many building projects. Energy efficiency improvements account for another 27% of total investment funds, primarily focusing on enhancing building energy performance through the introduction of high-efficiency HVAC systems, energy-efficient lighting, and smart energy management systems.
